Belrose stretches across the plateau from Forest Way out toward the bushland of Garigal and Ku-ring-gai Chase, with family homes from the 1960s through to the 1990s, a business park, schools and retirement villages. It is a big suburb with a wide range of drainage, from original clay lines to modern PVC. Beaches Blocked Drains connects Belrose homes and businesses with licensed local drain plumbers.
Why Belrose drains block
In the older streets, it is mostly roots in clay sewer joints. Belrose kept a lot of tall eucalypts, and their roots find any joint that leaks moisture. Plateau soils that move with the seasons help open those joints over time.
Newer homes usually have PVC pipe, which roots find much harder to enter. Blockages there are more often wipes, grease or a sagged section where the ground has settled.
Many Belrose blocks are generous, which means long sewer runs and long stormwater lines. Properties on the bushland edge collect a lot of leaf litter in gutters and pits.
Older home or newer home
- Older homes (1960s and 70s): expect clay pipe, root intrusion and cracked joints. A camera inspection is the first step on any repeat blockage.
- Newer homes (1980s onwards): PVC lines block less often from roots, but junctions, sags and kitchen grease still cause problems.
- Townhouse and villa complexes: shared sewer lines can block from one household's habits.
How it gets fixed
The plumbers we refer use a CCTV drain camera to see what is going on, then jet blasting to clear roots, grease and silt. Where the camera finds damage, pipe relining repairs the pipe without digging up a big established garden.
What it costs
A standard clear typically runs $150 to $400. Root clearing typically runs $250 to $600. Long runs push camera and jetting work toward the upper end of $350 to $900. You get the price before work starts.
Frequently asked questions
Our villa complex drains are blocked. Who should we call?
If it affects more than one villa, tell the strata or community association manager first, because it is probably a common line. If it is only your fixtures, you can get a quote directly.
Do PVC pipes get roots?
Much less often than clay, but roots can still enter at poorly sealed joints or cracks. A camera shows it.
How do we tell a blocked stormwater line from a gutter problem?
If downpipes overflow at the top during rain, the line or pit below is usually blocked. If gutters overflow along their length, it is often the gutters.
